Cleaning Service Terms

What each service includes, how a cleaning is performed, and what we ask of you.

Effective date: September 22, 2026     |     Last updated: September 22, 2026     |     Bay Signature Housekeeping LLC, a California limited liability company

These Cleaning Service Terms describe what each of our services includes, what it does not include, how a cleaning is performed and what we ask of you so that the work can be completed safely and well. They apply to every cleaning arranged through Bay Signature Housekeeping LLC and form part of our Terms & Conditions.

Our aim in writing these out in detail is simple: a cleaning goes well when both sides know what was agreed. Most disappointments in this industry come from an unstated expectation rather than from poor work.

  1. Our Services

We arrange four residential cleaning services. The service you select at booking determines the scope of work and the time allocated.

  • General Clean — recurring maintenance cleaning for a home that is already in reasonable order. Designed for weekly, biweekly or monthly upkeep.
  • Deep Clean — our most thorough service, with additional time and detail work on baseboards, fixtures, appliance exteriors, grout and areas that routine cleaning does not reach.
  • Move In / Move Out Clean — a detailed cleaning of an empty or nearly empty home, including the inside of cabinets, drawers and appliances.
  • Construction Clean Up — removal of dust, debris and residue following a renovation or home improvement project.

A detailed checklist for each service is available on request and is provided with your booking confirmation. Where the checklist and these Terms differ on the scope of a specific task, the checklist controls.

  1. Recurring Service

Recurring cleanings can be scheduled at the frequency that suits your home. Recurring pricing assumes that the home is maintained between visits at the level reached by the previous cleaning. If a significant interval passes between visits, or if the home’s condition changes materially, the visit may be re-quoted under Section 8.

  1. What Is Generally Not Included

Unless agreed in writing before the appointment, the following are outside the scope of every service. Some can be added for an additional charge; others we do not perform at all.

  • Exterior windows, window tracks above reach, and any work requiring a ladder taller than a two-step ladder.
  • Cleaning of areas requiring the moving of heavy furniture or appliances. Cleaning professionals will clean around, not behind, items they cannot safely move alone.
  • Mold or mildew remediation, water damage restoration, and any condition requiring a licensed remediation contractor.
  • Biohazards, including bodily fluids, blood, human or animal waste, needles, and the aftermath of illness or injury.
  • Pet waste, litter box contents beyond routine emptying where agreed, and cleaning after pet accidents beyond a normal surface clean.
  • Insect or rodent infestation, and cleaning of properties with an active infestation.
  • Hoarding conditions, construction debris beyond the agreed post-construction scope, and removal of large volumes of trash.
  • Laundry, dishwashing, meal preparation, childcare and pet care, unless expressly agreed in advance.
  • Cleaning of antiques, fine art, taxidermy, musical instruments, electronics interiors and other specialty items requiring specialized handling.
  • Exterior surfaces, garages, attics, crawl spaces, patios and outdoor furniture, unless expressly agreed in advance.

If you are unsure whether something falls within scope, ask us before the appointment. We would rather quote it accurately than have you expect it and not receive it.

  1. Supplies and Equipment

The assigned cleaning professional brings the equipment and cleaning products needed for the service. You do not need to supply anything.

4.1 Products you prefer

If you would like a particular product used on a particular surface, tell us or tell the cleaning professional before the cleaning begins. If you will not be home, leave the product in an accessible place with clear written instructions. Where you supply a product, you accept responsibility for its suitability for the surface, and neither Bay Signature Housekeeping nor the cleaning professional is responsible for damage caused by a client-supplied product used as instructed.

4.2 Products you want avoided

If there is a product you prefer not to have used in your home — bleach on certain surfaces, for example — tell us before the cleaning begins and we will pass the instruction to the cleaning professional. Please give the instruction in advance rather than during the appointment, so that it can be planned for.

4.3 Surfaces and finishes

Some finishes require specific care and some are damaged by ordinary cleaning products through no fault of the cleaner — unsealed stone, worn or peeling finishes, antique wood, certain painted surfaces and older grout among them. Tell us before the appointment about any surface requiring special handling. Absent that notice, we are not responsible for damage to a surface whose condition or finish was not disclosed.

  1. Access to Your Home

You do not need to be home while we clean. You may provide access by being present, by leaving a key or code, by using a lockbox, or by any arrangement you are comfortable with. Access information is shared only with the assigned cleaning professional and is treated as confidential under our Privacy Policy.

If the cleaning professional cannot access the property at the scheduled time — because a code does not work, a key is not where it was said to be, an alarm cannot be disarmed, a gate is locked or no one answers — we will attempt to reach you. If access cannot be obtained within a reasonable waiting period, the appointment is treated as a late cancellation under our Cancellation Policy.

If your home has a security system, provide disarming instructions in advance. You remain responsible for any false-alarm charge resulting from instructions that were incomplete or incorrect.

  1. Preparing Your Home

The single most useful thing you can do is reduce clutter. Clear surfaces and walkways let the cleaning professional reach more of your home and spend the appointment cleaning rather than moving belongings. Time spent relocating personal items is time not spent on the surfaces you are paying to have cleaned.

Please also secure cash, jewelry, firearms, medication, important documents and any item that is irreplaceable or of unusual value before the appointment.

  1. Children, Pets and Occupants During Service

You are welcome to remain at home during the cleaning. We suggest staying in a room other than the one being worked in, so the cleaning professional has space to work safely and efficiently.

For everyone’s safety, keep children and pets away from areas being cleaned where practical. Cleaning equipment, wet floors and cleaning products present real hazards, and interruptions in a finished area often mean it has to be done twice. Secure any animal that may be protective of the home or unfamiliar with visitors. A cleaning professional may decline to work in an area where an animal is loose and cannot be secured.

  1. When the Home Differs From the Booking

Your quote is based on the size and condition you described. If the home is found to be significantly different from that description, the cleaning professional may document the condition and contact our team. We will contact you before any additional work is performed, and no additional work will be carried out until a revised price has been agreed. If you decline the revised price, the professional will complete what can reasonably be done within the original scope and time.

  1. Time Estimates

Appointment durations are estimates, not guarantees. A service is complete when the agreed scope has been performed, which may take more or less time than estimated. We do not shorten the scope to meet an estimate, and we do not extend an appointment beyond the agreed scope without your approval.

  1. If Something Was Missed

Your satisfaction matters to us. If something was missed or was not completed to your satisfaction, contact us within twenty-four to forty-eight hours of the cleaning. We will review the issue and, where it falls within the scope of the service booked, arrange for the cleaning professional to return and address the items identified at no additional charge.

The sooner you contact us, the sooner and the more effectively we can address it. Beyond forty-eight hours it becomes difficult to establish whether a condition existed at the end of the appointment or arose afterwards, and a return visit may not be available. Please note that this return visit is the remedy we offer; it is not a refund guarantee, and refunds are considered case by case at our discretion.

If a mess occurs after the cleaning professional has finished — an ordinary part of living in a home — that is not a service failure and is not covered by the return visit.

  1. Damage or Missing Items

Report any damage or missing item to us as soon as you become aware of it, and in any event within forty-eight hours of the appointment. Provide photographs where possible and keep the item and the area undisturbed until we have reviewed it.

Cleaning professionals are independent contractors who carry their own insurance. We will identify the professional assigned to your appointment, facilitate contact with the responsible party and their insurer, and stay involved until the matter is resolved. We do not accept liability for damage arising from a pre-existing condition, from normal wear, from a surface or finish whose special requirements were not disclosed, or from a client-supplied product used as instructed.

  1. Health, Safety and Right to Decline

A cleaning professional may decline to begin, or may stop and leave, where conditions at the property present a risk to health or safety. Circumstances include, without limitation: biohazards; an active infestation; the presence of mold requiring remediation; unsafe structural conditions; extreme temperatures; a loose or aggressive animal; the presence of a person who is intoxicated, threatening or harassing; or any conduct that is discriminatory or abusive.

Where a service is declined or ended for any of these reasons, the appointment is treated as a late cancellation under our Cancellation Policy. We support the professionals in our network without qualification in these situations.

  1. Photographs

Cleaning professionals may take photographs of the property to document its condition on arrival, to record a completed task, or to support a re-quote or a damage claim. These photographs are kept as a business record and used for those purposes. We will not publish an identifiable photograph of your home for marketing or any other public purpose without your prior written consent.

  1. Changes to These Terms

We may update these Cleaning Service Terms from time to time. The current version is posted on our website with a “Last updated” date, and the version in effect when you booked governs that appointment.
